I'm looking for someone to take over my room in a friendly and quiet shared flat. It's a fantastic location to live, and I'm sure you'll love it here!

About the Room & Flat:

· Your Room: A lovely room with its own private bathroom.
· Shared Spaces: A fully-equipped kitchen and a comfortable living room.
· The Building: The flat is on the 2nd floor of a building with no lift. The great location and the nice, bright space make it well worth the stairs
· Flatmate: You'll be sharing with one other person—a lovely, quiet, and friendly female student. She's a great, considerate flatmate.
· Landlord: We have an excellent landlord who is very responsive and sorts out any issues quickly, but otherwise leaves us in peace.

Financials:

· Rent: £550 per month.
· Bills: All bills are included in an additional amount of no more than £200 per month. This covers electricity, internet, and council tax.

Who We're Looking For:

· We would ideally prefer a female tenant.
· A student would be a perfect fit, but it's not essential!
· Please note: If you are not a student, the council tax will be shared with the current flatmate, who will apply her student discount to reduce the overall bill.

The flat is available from 1st November.
