Modern flat in Battlefields!

Hi, I am moving out of this flat and looking for someone to take my room!

It's a modern build flat (the building is only 4 years old) with a parking space available. It's a really warm flat- super efficient with double glazed windows. Room comes with a built in wardrobe and a desk. The kitchen also has a dishwasher which is a plus! The area is super chill, right next to the river, with lots of green space :))). It's a 12 minute walk to Mount Florida station and 15 minutes to Langside. For anyone who cycles there is also a bike shed with bike stands (I use it and it's great to not have to carry my bike up stairs hehehehe).

My flatmate is a super lovely, Australian girl who has moved here on a youth mobility visa and wanting to explore Scotland! She works in the hotel industry.

Logistics:
- Landlord ideally wanting someone for a longer term (6+ months) as he's in Australia so it would make it easier to not have to keep changing leases
- Rental reference is required
- Move in date is flexible, but basically anytime in December! Ideally would be sooner rather than later as I don't want to be paying double rent. Lease wouldn't officially start until the start of Jan

Costs per month:
- Rent £700 (due 28th of the month, something to think about if you're paid on the last working day of the month)
- Deposit £700
_ Council tax band E : £147.13
- Wifi currently £15, but this will change as a new one will need to be set up as it's in my name
- Bills roughly £50ish
- Total rough budget per month = £915
Ideally looking for someone with a higher budget as I'm moving out due to finding somewhere a bit more affordable.
