Large double room £400 per month excluding bills

My flatmate is moving out so looking for someone to replace her. Its a large double bedroom, rent will be 400 and then bills, the bills I can give you rough guidelines but as my flatmate who's leaving cancels down the contracts I'll need to open new accounts so those could change. My flat mate is opening to leaving some furniture (wardrobe, bed frame and one bookshelf) but if you want a clean slate she will have all furniture in the room removed before you move in 😃

Deposit - £350 (it may actually be £300 but I'll get full confirmation when I speak with estate agents).
Rent - £400 each
Council tax - £75 each
WiFi - £15 each
Gas and electric is variable, we currently have a smart meter. In the summer it's around 30 each but during winter will increase depending on usage.

There is a living room, kitchen and bathroom which will be shared.

The area is about 15 mins bus into the centre. There is a train station about 10 mins walk away and this has regular direct routes to Glasgow central and there is also a bus stop pretty much opposite the flat with direct lines into centre.

I am looking for preferably a female to move into the property. I'm a fairly quiet person, like nature, outdoors activities, history, reading and gaming. No overly loud hobbies so you won't have to listen to me playing the drums or anything 🤣 I would be up for a housemate who is up for being social together on the odd occasion we have some free time together 😁 I'm not one for parties at the flat but I do like the odd trip to the pub for a few occasionally!

The estate agents will deal with everything once I put someone forward. The room will be available from the beginning of September and first rent payment will be due 5th September.
