The room availability comprises a double bedroom in a two bedroom flat with an existing tenant who is a 22 year old female student nurse and who would like a similar aged (20 to 27) female student to share with. The flat has two double bedrooms contained within a spacious, light, bright and clean two bedroom fully furnished first floor flat with fob operated security entrance door and hallway leading to the flat which has a very spacious living area, with separate large fully fitted kitchen with all modern appliances and bathroom with bath and shower in addition to the two private bedrooms, one large (available) and one slightly smaller in size (taken). In addition there is a balcony accessed from the main living area and this contains a table and two chair set for summer use. Monthly rent comprises £450 per room per calendar month which includes a £50 variable allowance amount to cover gas and electricity usage which is currently being paid by direct debit by the landlord where this amount could vary slightly depending on the ongoing usage throughout the year, although very unlikely over the summer months where a repayment may even be possible as a result of low usage, although this is less likely now with increased energy costs. All other bills are included with the exception of Council Tax, should this apply, albeit the property is currently exempt with student occupants and the preference would be for this exemption to continue in place with continuing full student occupancy. There is a TV but no cable, modem or TV license in place for the property with this being the responsibility of the occupants to arrange, however there is good broadband availability and provision. In terms of the surrounding area, there is a Co-op less than five minutes walk from the flat and an ALDI a little further away, with the Glasgow subway (Bridge Street station) ten minutes walk away with the city centre around a ten to fifteen minute walk away along safe and well-lit streets. Free and unrestricted residents parking is available directly outside the flat and this is not generally oversubscribed with spaces always available. Myself and my wife Olena who is Ukranian and looks after the day to day running of the flay as she works nearby, are very flexible, respectful, reasonable, informal and friendly individuals with regards to many aspects such as date of and variable dates of payment of rent (within reason) and required notice period and the amount of deposit/bills float required and we expect to have similar types of respectful people staying in the property that respect the property, will look after it and keep it clean and whom we can get on with, rely on and trust, without any issues or confrontation whatsoever.. We have never had any major issues with anyone who has stayed in this property ever and hope to keep it this way through a very careful and thorough selection process for new residents, although we have had some cleanliness issues previously with all male occupants, hence why we are keener on females going forward. The existing tenant also has expressed a preference for a female only flat-mate. The room becoming available will be occupied until the end of February, becoming available on the 1st March, but viewings before this date should be possible through arrangement with the existing tenant who is sometimes works shifts while on placement.
