The Bathroom - Flatmate will have use of main bathroom to herself as the landlady has an ensuite.

The Rest of the Flat - The flat includes reception hallway, dining lounge and fitted kitchen.

Kitchen is fitted out with gas cooker, electric oven, washing machine, tumble dryer, steam mop, kettle, toaster, microwave, pots, pans, iron, ironing board, cutlery and crockery.

In addition, the property benefits from secure entry, gas central heating and double glazing.

Parking - Allocated parking space is available for the use of the tenant (as the landlady does not drive) and residents' car parking for guests is also available.

The Neighbourhood - The flat is five minutes’ walk from a large Morrisons supermarket (which includes petrol station, pharmacy and free ATM), five minutes' walk from a branch of The Gym and ten minutes’ walk from Anniesland train station and bus stops taking you into the city. From Anniesland train station, there are direct trains taking you to Partick, Glasgow Queen St and Glasgow Central. Further shops, and cafes can be found on the nearby Great Western Road and Crow Road. There is easy access to the Clydeside expressway, Clyde tunnel and M8 motorway network.

Rent and Bills - Rent is £450 pcm and is to include electricity/gas, council tax, TV licence, Netflix and Virgin package (unlimited fibre optic broadband and approx. 70 TV channels). Flatmate will need contents insurance for her own possessions.

Live-In Landlady - I am a thirty-five-year-old female professional. I work 2-3 days per week from home and the rest from the office. My hobbies include the gym, hiking, the cinema, reading and cooking (mainly Indian, Chinese or Italian). I am fully vaccinated.

Ideal Flatmate - Flat is ideal for a female professional or mature student. As I work Mon to Fri nine to five I keep regular hours and would prefer to share with a similar person.

Viewings - If interested then email me with: your name, age and occupation and a little about yourself e. g. your hobbies, your music tastes, etc.

Viewing is available to book immediately. Weekday bookings are from 6:30pm onwards and weekend bookings from 10am to 4:30pm. Prospective flatmates should come with time to spare for an informal getting-to-know-you interview lasting approx. 30 mins.

Flatmate should bring passport as proof of ID and proof of employment to the flat viewing. Non-British citizens should also bring proof of right to remain/work in the country. Letting is subject to checks and referencing. Flatmate must also pay a deposit (£450) and first month's rent in advance. Bedroom is available immediately
