Rent is £500
Bills are £155 (£12.50 Fibre Optic, £77.50 for Council tax and £65 for Gas and Electricity (recently increased so locked in til late 2023 to avoid future rises but can be changed later if market falls)

Room & Flat
The room is in a ground floor bedroom of a duplex flat (spanning over a few levels). The bedroom is on the same floor as bathroom with quick access to kitchen. It’s is a separate part of the flat from other bedroom so there is a lot of privacy.

Room is a double room with wardrobe and desk. There is a view over the park and at night there is the faint sound of the river.

The flat has been refurbished in the last few years and still a wee bit of a work in progress (clearly artwork needed for the bare walls)

Living room has a sofa bed in it for guests/ visitors to stay in.

Flat includes a dishwasher, new washing machine, double oven (good if your a baker), drying cupboard, microwave, ironing board as well as other things that might be useful.

Flat is fully stocked in terms of dishes etc.

In lockdown an allotment was built in the garden so residents have access to that (mostly lettuce and herbs atm)

Location
The flat is in a busy, popular part of Woodlands next to the subway and many delis, bars, pubs, eateries and quick access to the beautiful Kelvingrove Park (ideal for summer BBQs). Despite this the flat is very quiet with the bedroom very private and secluded as the bedroom is at the back of the flat away from the street.

Transport
The subway is a matter of meters away and the city centre is a 10 minute walk. There is quick access to the motorway if driving. One street over there is ready access to the Glasgow bus network also.

There is on street parking which is permitted meaning we almost always get to park outside the front door. Permit is £85 for the year

Gym & Amenities
The local gym is Glasgow University gym where membership is about £30 though there are 3 other gyms within a 10 minute walk of the flat.

There is plenty to do and discover in the area and despite being here two years I still have only scratched the surface.

Flatmate
I’m a Gay male teacher who takes part in running, badminton and touch rugby. I like a mix of socialisation (and if living in the flat full time would look to be social with flatmate) and do have friends over each month or so for games night, themed nights etc. Happy to sit and watch a movie, eat as well as have our own time and relax in the flat.

I am a vegetarian.

Current flatmate is moving out in Feb so looking for someone March 1st
