Spacious double room in a student flat

We're looking for a new flatmate to move in on the 1st of MARCH, needs to be a student for to council tax purposes.

Spacious Double Room to rent in a three-bedroom apartment in West End directly by the Botanics. It is a very quiet and safe area with lovely parks nearby. It's a basement flat but as seen from the pictures there are large windows so the room is very bright. It is furnished with a double bed, bedside table, desk, chair, closet, chest of drawers, an armchair and lamps. There is a shared kitchen with a gas hob, microwave, fridge and a washing machine and a shared bathroom with a bath. There is also a smaller common room with a dining table and a sofa and we have a little area behind the house available to enjoy the sunny days to come.

Perfect location for students (15 min walk to the University of Glasgow) and no council tax as we are both students and we are looking for another student to join us.
Tesco Extra nearby - 5 min walk. There is also Waitrose, Lidl and other shops not too far away.
Good transport connections:
- Multiple bus stops nearby
- 12 min walk to subway
If you're using a bike you can keep it in the hallway.
Rent is 317£ per month and the bills are 59£ (14£ internet, 45£ electricity + gas). The internet is good and fast.

You'll be living with two mature female students - friendly and tidy. We like to have fun, but we are both studying and working, therefore, we are looking for somebody who will be respectful of that. We're up for a chat/drink/dinner together but also respect personal space.
