Hello!

I'm leaving my huge West End room for an Erasmus year abroad in September and we're looking for a friendly, respectful and tidy student to take up the tenancy as a sub-let for one year. Ideally looking for a Masters student or a fellow Erasmus!

It's a £400pcm double room available from 10 September (we could be flexible on this) in a lovely 3 bed Botanic Gardens/North Kelvinside flat. Our group is currently two girls, one English Literature and Italian student at UofG (myself) and one recent Masters (Music Industries) graduate who is currently working, as well as one boy, a PhD student from France who is here for a year.

The flat is a really cosy, friendly and homely place to be, it's a quiet character building next to the river Kelvin on a street that's mostly young professionals and families, but less than 10 minutes from Byres road and 20 minutes from the University of Glasgow. There's free parking along the street and room for a bike in the room itself or the hallway. The room is a decent size, with a dresser and a wardrobe, and a view over the gardens at the back. There is room to put a small desk in if necessary (I use a folding desk which I will be leaving behind), and plenty of space. It is the largest bedroom in the house, and the bathroom is next door - overall it's a genuinely great room and it's in the process of being repainted (which means video viewings cannot take place until after Friday 13 August - we can send over a video tour of the flat before that though).

The property also has a huge living room with a dining table and massive comfy sofas, facing to the North, as well as a beautiful view out towards the Botanic Gardens and over the private residents' garden which the flat has access to. The large size of the living room means that it's good for socialising on an evening/having dinner etc, and is a nice place to study too. We're friends in the flat so my flatmates are looking for somebody to contribute to a sociable and chatty atmosphere, but we keep a balance with spending time to ourselves as well - the usual set up. We want to keep the friendly atmosphere, and one of the other flatmates is new too, so it would definitely be suitable for someone who is looking for new pals during their year abroad/Masters!

Somebody respectful, kind and up for hanging out is our ideal personality fit. it's important to us to keep the flat clean and it's a priority, we just want to keep it tidy so everybody feels respected. We like going out dancing and to films/galleries etc (when it's not illegal) but it's worth noting that we can't make loads of noise in the flat on account of the quiet/family building. If you're looking for somewhere stress-free, friendly and respectful, this sub-let is a great place to be while you're studying.

We love our flat and I'm looking to find someone who will enjoy living here too while I'm away :)

Further info:

- We need someone to move in and/or start paying rent on September 14. We could do an earlier or later move-in date but rent needs to start then :)
- There is a bit of council tax to pay as a whole on the flat because one of us isn't a student anymore, so the system is that whatever bill there is we split three ways. The council tax band is E, and it is £50 a month each
- Bills are paid quarterly and they're not expensive. Our last bills were less than £100 split three ways for 3 months, and average out at around £30 a month each, lowering in the spring and summer
- WiFi is £7.60 each a month, there is also a printer that can be used for a small contribution and we don't have a TV subscription so there are no extra costs like that
- Overall we know the total including ALL bills and costs will come under £500 a month, probably around £480
- The landlord is great and responsive, there's been no major maintenance issues and we feel pretty safe and relaxed here. I'm also subletting the room with the landlord's full permission, so no problems there!
- We need someone for a year only, and we can negotiate the exact ending date between ourselves
