About the apartment:

- Beautiful large room is available from mid Jan.

- Brand new King size Ottoman storage bed and brand new mattress. I might already have got other bits (wardrobe, drawers, some decorations) by the time of you reading this but if not, I'm happy for us to shop together for bits you’ll like if you plan to stay for longer!

- Second floor apartment in stunning and unique gothic style tenement, with super friendly neighbours (maintaining good relationships here will be essential to me).

- The street is reasonably residential but has some decent bars nearby with Byres Road about 20 min walk away. Only 15 mins to the airport.

- Currently one bathroom but…

- Note: I have already had surveyors and builders in for planning for the creation of a second bathroom (via extension of the existing one), one of which would become your own bathroom, as well as a brand new boiler system for the two planned huge showers, and opening up the living room to the kitchen for a massive open plan layout with office space.

- Building is due to begin in late Feb and is likely to last 2-4 weeks. I’m not sure what this might look like yet (working patterns, water connectivity etc), but totally appreciate if you want to either leave at this point, or stay on with a reduced rent. This is likely to be between normal working hours, but your room will be completely unaffected as its on the other side of the house. I'll either not be there or work remotely nearby during the day.

- I'm not a fan of the shower; its a bit weak but does the job - it'll be the first to be replaced during the renovation!

- I'll be furnishing it with some funky pieces by the time you arrive

About me:

- M, 32, new to Glasgow and have just returned to the UK for work following being overseas for the last 5 years studying and working.

- Humanitarian/legal background now working as a Civil Servant and a director for a small legal focused NGO.

- I play most sports, listen to most music and podcasts and pretend to know about contemporary art. I took a bunch of tennis lessons when living in North Africa in 2023 so keen for some hitting partners in Glasgow.

- I like old cars and have left a white 1989 Saab convertible in Vienna at my partners house which will hit the streets of Broomhill in the Summer!

About you:

- Happy for M or F, and couples (though couples expect to pay more - happy to negotiate but 35% feels fair?).

- Would be great for similar interests to align but not essential.

- Would prefer to see a reference and social media/ LinkedIn account for weirdo-proofing reasons.

- LGBTQ friendly

About the contract:

- Initial chat/ meetup/ viewings: 27 Dec - 10 Jan

- Available move in from: 10-25 Jan (later preferred but can be flexible)

- Break clause: TBC but approx 25 Feb ahead of renovation

- Reduced rent during period of renovation (40% off).

- Deposit: one month rent + a bit (£1000)

- Rent: £825/m (+ bills, initial est £100). Rent a touch higher than other SpareRooms listings due to the place being all yours for 50-75% of the month.

- Rent post renovation: £975+/m (though can negotiate)

- Couples: + 35% feels fair
