Two furnished double rooms close to west end and The University of Glasgow. (I will add photos of the rooms and full flat next week as currently re-decorating 🙂)

I am a clean, friendly and easing going guy looking for two easy going, clean and friendly flatmates to share my flat in a leafy and tranquil area of Glasgow overlooking the forth and clyde canal, which you can see in the photos on this ad.

the flat:

-Spacious, light and airy lounge with dining table, sofa and tv.
-Fully equipped kitchen with a large pantry.
-Shared bathroom with three piece suite, over bath power shower and ample storage.
-Private garden with garden table and chairs, the best spot for a morning coffee, lunch al fresco or drinks in the evening.
-You will have full access to all the rooms in the flat (apart from the 2 bedrooms of your flatmates) so you have space to feel at home
-Gas central heating and double glazed windows throughout, making it a warm and cosy flat even during the depths of Scottish winters.
-Fast reliable wifi throughout.
-The flat has its own front door.
-Free on street parking.

The rooms:

-Brand new beds with brand new comfy memory foam mattresses.

-Plenty of storage space with wardrobes and drawers.

-Wide desks and chairs.

-Views out onto the back garden, behind this there is a wooded area and a canal so you are not overlooked in your room and are guaranteed peace and quiet. (The only noise you will hear is the leaves rustling in the wind and the occasional bird or fox)

Location:

-25 mins walk to The University of Glasgow or a 9 min bus ride (the bus stop is 10 meters from the flat) on the number 90
-10 min walk to the gym, swimming pool, large supermarket and climbing centre.
-10 min walk to Queen Margaret Drive for coffee and brunch.

-15 min walk to the botanic gardens.
-15 min cycle or 30 min walk along the canal to the city centre.

-15/20 min bus ride to the city centre on the number 60/60a/61/61a/17/10, to get to Strathclyde Uni, Glasgow Art School, Caledonian University, the City of Glasgow College.

About me:

I am a 30 year old Italian guy who works and studies aerospace engineering part time. I am usually out from 7am-7pm and frequently travel for work and leisure, so you'll often have the flat to yourself.

I am friendly and love to socialise, which I would like to do with future flatmates in our home. If you want to invite anyone over, I am chill about this, a text as a heads up would be good.

I also love to cycle and you'll find me cycling along the canal quite a bit!
I promise to be a clean, tidy and respectful flatmate and would like to find individuals with these same values.

I have shared flats previously with people from different backgrounds and cultures, which has been really enjoyable. I am happy to provide references from my old flatmates if you so wish.

Bills:
-Rent: £650 pcm
-Bills: approx. £50 per person pcm (including wifi, gas and electric. The monthly bill will be divided between the three of us and can fluctuate throughout the year based on usage)
-council tax: band B - approx. £50pcm (free if you are a student)
-deposit: £650 (one months rent) to be paid when moving in along with the rent for that month
-contents insurance is not covered, so you will need to arrange your own contents insurance for your personal items
