June room available in 3 bed flat | 475pcm

I'm looking for someone to take a room in our three bed flat as my flatmate is moving out. It's situated v close to the Botanic Gardens, 15 minutes from the University of Glasgow and a ten-minute walk to Hillhead subway station.

The room is bright, cosy and has a dresser and a desk. There's one shared bathroom, a kitchen and a large living room, as well as a residents' garden at the front. The bathroom was fully refurbished in 2023 so is a bit nicer than the one in the pictures!

I'm an events worker and my flatmate is a PhD student. I work from home 3 days a week in the living room so looking for someone who doesn't also WFH in that pattern (one or two days a week obv fine tho!)

Rent is 475pcm excluding bills and council tax, which is band E that we split equally three ways (£100 each). Internet is about £8 a month each and bills are paid monthly, usually between 35-50 each in the Summer and 65-80ish in the Winter.

The deposit is £475, total monthly costs I would budget about £650 for.

Parking is available on the street with a permit.
