Double room in house with garden

I'm looking for a flatmate for my spare room as my current flatmate (and friend) is moving in with his girlfriend.

The room is a double, with lots of light and storage space. It comes with a shoe rack, washing basket, clothes horse, bedside table and lamp.

The bathroom is shared and has a boiler-powered shower over bath.

The kitchen is well furnished with a coffee machine, tabletop dishwasher, blender and induction hob, plus the usual fridge/washing machine/ oven etc. There is also a smart meter and Hive installed so heating can be controlled from your phone.

The living room has a sofa bed and armchair, coffee table and 50" smart TV. It is logged into most streaming services and I'm happy for the flatmate to use these whenever they wish.

There is a spacious garden which gets lot of sun and already has a sun lounger and bistro set. Fences both side make it private, apart from the frequent little birds who visit.

I will be the landlord and flatmate - I am a 30-year-old female who works from home (office hours). I am quite sociable but also appreciate having my own space. Completely indifferent to gender of flatmate, as long as you are up for a glass of wine and a TV series.

I do have two cats so somebody who likes pets is a must! One is older and LOVES a cuddle. The other is just over a year old and more active but keeps you entertained!

There is parking to the front and back, with spaces normally pretty easy to get. Regular buses into city centre are around a 10-15 minute walk away but it's probably easier to have a car.

I'm looking for somebody who ideally works away from home as I work from the living room and there isn't space for another desk. I'm also looking for somebody who is fairly environmentally friendly - i. e. turns off lights when not in use, recycles, etc. Also somebody who is happy to share the cleaning of communal areas.

Monthly cost includes all bills. Deposit will also be taken.
