Room available in Shawlands flat

Hi there!

My current flatmate will be moving out in early May, so I've got a room available in the flat I currently reside in.

About the flat:
Rent: £447.5 pcm (Spareroom only allows whole numbers, so you'll see £448 on the ad.)
Wifi: £11 pcm
Deposit: £672 This, if I remeber correctly, was 6 week's rent.
Council tax: I'd prefer a student if possible, so we don't have to pay council tax. If you're a professional willing to pay council tax, I'm open to talking about this! I believe it's Band E for this flat.
Energy:
Annoyingly, I cannot provide an accurate figure for energy bills because of the energy crisis - we are currently paying about £67 per person after the government cost reduction.

Amenities in the flat:
It's a split-level flat with two double bedrooms. You would have your own bathroom with an electric shower, and we will be sharing the kitchen and the living room.
We've got access to a dishwasher, washing machine, and the flat is fully furnished (with extra dressers in case they're required!) There's no TV in the flat, however - the one pictured here belongs to a previous flatmate, and is no longer here. The available room also has access to a wee private patio. It's a bit unkempt at the moment, but I'm sure we can get it functioning between the two of us. The flat is heated by a boiler and has a gas stove.
John, our landlord, is a fairly responsive, decent person.

Around the flat:
The flat is quite close to Queen's park and walking distance from Pollok country estate.
We're walking distance from Crossmyloof, Queen's Park and Pollokshields East train stations, and there's also loads of buses.
We're placed right behind Pollokshaws road, so there's a lot of shops and pubs nearby (if that's your speed).

A wee bit about me:
I'm Shreya, a 28-yr old PhD student in the final year of my degree. I like boardgames, long walks and podcasts. I've been in Glasgow over 5 years now, and its definitely my home.
I'm working from home all the time at the moment, but I'm very willing to figure things out if we both need to work from home! I'm clean and tidy, and I would not mind sharing meals and groceries or even working together if you're up for that! I'm vegetarian, but I don't mind you being a non-vegetarian. I'm not a massive alcohol person, but I will occasionally drink in company. I'm a very communally-minded person, and so I'd love to cook together or spend time with you occasionally.
That said, I will respect your personal space and I'm flexible with changing boundaries.

I do own an adult indoor cat (pictured in the final image). She’s a sweet wee thing, and is very loving and cuddly once she gets to know you. She doesn’t shed much and most of her living chaos is contained to my room, with the exception of a cat tree in the living room, and her feeding “shelf” which is in the kitchen. I take full responsibility for her care, and you do not have to be involved at all, but it would be a massive plus if you are willing to help out with playtime and food.

Hopefully you:
Any potential flatmates would have to be alright with having a cat about the flat (the landlord is aware of this, and has given his permission)
I'm hoping for someone who'd like to be friends as well as flatmates. I would also not mind someone who needs their space, as long as you are capable of being respectful of mine.
Above all, I'm hoping for someone who is consistent with their communication, is respectful of boundaries (both mine and their own). I do expect you to be responsible and timely with your share of the bills.
