Double room in house close to shops and transport

This is a lovely space with 2 windows to the side and back of the Victorian house, overlooking garden. There is a shared bathroom on the same landing and also a shower room/wet room downstairs. It is furnished with bed and seating area and can be adapted (within reason) to suit incoming tenant. The kitchen is large with washing machine and dishwasher and a range cooker (and microwave). We are near good public transport links to City Centre and beyond by bus and rail. The house is situated at the end of a short residential street, so it benefits from being quiet, yet close to bars restaurants, cafes and shops. The community is really friendly and we organise a lot of events for neighbours to join in with, if they want.
I love this house and work from home during the day. It was here that I brought up my 2 children who are now adult and have moved away but visit often. I feel that it is a shame to have the room lying empty so would like to have someone living there. I would ideally like someone who is friendly, relaxed and sensitive to the atmosphere in the house. I have a cat (aged 15) and a Labrador (aged 12), both of whom are friendly and like company but will not invade the room to be rented. The length of stay can be negotiated after a trial period of 2 months.
