I charge £125 to view in person to cover my costs in travelling to site and back (payable upfront). This is taken from your first month's rent if you proceed, otherwise, it pays for my fuel and time and stops time wasters. There is enough info in the advert otherwise, pictures, floor map and location map.

ZERO DEPOSIT SCHEME AVAILABLE (ask if interested/required, otherwise, it will be equivalent to first month's rent of £450).

If you are not already domiciled in the UK and you are a foreign student wishing for consideration, you must have at least 3 months rent + deposit in advance for consideration and proof of your entitlement to study/work in the UK.

I will check this before granting any applications, do take good note. No harmful discrimination is permitted in my household. I don't care where or through what such ignorance is derived from.

Rent is charged one month in advance, not in lieu of. The apartment is fully furnished otherwise, by which housemates are granted reasonable and normal use of (with an obligation in the duty of maintenance by use of), with a condition of replacement of anything damaged by negligence and/or neglect (fair use). I will consider a single Pet, with appropriating and full responsibility for replacing likes of carpets and other potential damages, with conditions. There is immediate and scenic walking and toileting areas outside.

Will consider shorter term lets at increased rental rates and higher deposits. Will consider all individual circumstances, please never be afraid to ask.

** Council Tax is about £100 per month, shared among household. If you rent the entire flat alone, it is entitled to CT reduction scheme @ 25%.
** Water is metered, so charged based on your use.
** TV License is your responsibility.
** Internet is your responsibility if you want it connecting.
** Couple-room-rate is +£150

These room's seldom come available and previously have and are always occupied for periods of years, not months. That is because this is a beautiful home, in a great location.. i prefer long-term housemates whom must understand the importance of mutual respect, honesty and integrity - most importantly, the virtue in sharing.

Two rooms available to rent. I will consider a sole at an increased rate. Bills are NOT included in the price. Gas & Electric, shared, is normally about £40 per month (£60-80 sole), depending on use.

As the property will be shared, there is a strict condition of NO GUESTS by occupants to prevent conflicting issues of invasive use of shared areas & resources. For meet ups with friends or family, there are an abundance of good and convenient local coffee shops and cafe's about just up the road, or you can make use of the communal garden's to the rear.

Service charges are included in your rent (refuse collection, communal area cleaning, etc).

References are not essential, as too with credit checks. I will expect the basics to be in order, however and will perform some integrity checks with any prospective renters.

I will consider Housing Benefit applicants on their own merits with respective deposit down and direct payment of Housing Benefit to Landlord. There is a nicely proportioned Double room available and a Kingsize. First come first served basis - both are priced the same.
