Your extensive shared space

Within our property you will find a stylish fitted kitchen with quality Smeg and Swann appliances, table and benches for dining and relaxation. The kitchen opens onto a private rear south facing garden with large patio area and patio furniture. There is also a large shed for storage of bikes. The kitchen is fully equipped with all the appliances, utensils and table-wear you would require.

There is a separate large utility room equipped with washer, dryer, drying racks and plenty of space to store your coats, shoes, boots and outdoor gear.

As you move on there is a separate large lounge with comfy sofas and chairs to relax in, there is also a desk with table lamp for those needing to study. The lounge is equipped with a 65 inch SMART TV with a Netflix subscription included.

Your whole property is heated by gas central heating which is serviced and maintained regularly.

There is a spacious bathroom with bath and shower as well as separate shelf areas to store your personal essentials.

Your stylish boutique bedrooms

All double rooms have ample furniture, with lots of storage space, feeling spacious and bright.

The rooms are equipped with double beds, wardrobes, chest of drawers or cube units with lots of hanging and shelf space, including under bed drawers. We provide bed-side tables with reading lamps.

All rooms are freshly decorated with additional pictures, new blackout blinds / curtains and a full starter set of designer bedding (if required), however you are free to bring your own wall art / bedding to your taste.

The local area

There are gyms and health clubs, chemist, doctors, mini-markets, post-office and take-away food outlets within a short walk for you.

The house is within a 5 minute walk to Queen's Park for those interested in walking and country pursuits.

The package

We've included all bills in the package including Council Tax, Gas, Electricity, Broadband, TV License and a Netflix subscription.

Why choose us?

This is a friendly, well managed, maintained and equipped stylish house for professionals, we are a family business with experience of running two other house-share properties. We are happy to provide you with references from other current and past tenants.

Our properties pass all safety and fire regulations, they are equipped with smoke / heat / carbon monoxide alarms, fire extinguishers and fire blankets. We pride ourselves in our quality and standards with gas safety certificates available for you to see.

We provide you with good communications with us via Whatsapp groups for each property, repairs and maintenance issues are dealt with swiftly and efficiently. We use the Whatsapp group to communicate with you and you are welcome to use this for communication with other guests.

A professional communal monthly cleaning service for the all communal areas and garden maintenance service are provided within the monthly rent.

The deposit is only £400, this is securely held in the government approved Deposit Protection Scheme.

We charge no other fees at all. The advertised room rates are based on 6 month tenancy. Shorter tenancy may be considered.

We will require photo ID, references and affordability proof.

We are happy to provide a free collection service ( subject to agreeing dates & fight times ) from Manchester Airport for overseas customers.
