Looking for girl to replace friend on tenancy

My friend has told me she will be leaving the tenancy agreement in a house we’ve lived in for 8 months now, so I am looking for a young female to replace them. It’s a 3 bed house with 2 bathroom, rear and front garden and double car drive. The room that’s up for grabs is a really nice sized double room with full modern white furnishing. It’s a 3 floor house so the middle floor would be all yours. I am looking for someone that is likeminded and I just want to try and find the right person to move in and replace my friend on the tenancy in March 2025. I love going to the gym and doing outdoorsey things, it would be nice to meet someone that’s interests are similar.

I am looking for someone on behalf of the estate agents cos I’d rather find someone that I’d get on with - they have said this absolutely fine as long as the new tenant passes all the referencing.

Would require a deposit too which would be 5 weeks worth of rent. The rent is £950 per month so your half would only be £475. Bills (council tax, elec and gas and water) come to around £180 each
