Quiet location, suitable for a (full time) research student or a student nurse. Will consider a professional (for a share of the council tax, see below). 4 min by train, 20 min by bike, or an hour's walk to Edge Hill Uni (Ormskirk). Local buses available; a railway, 2 bus stops, a post office and a corner shop nearby. Recently decorated double room has a sofa, a chest of drawers, computer desk, wardrobe, own ironing board and shelving. It faces a quiet garden, not overlooked. Next to shared bathroom with a toilet, washbasin and bath/shower.

The kitchen has a fridge-freezer, water filter, two electric ovens/microwave, a warmer shelf, an induction cooker, kettle and a toaster. Sitting room with a TV and an aquarium accessible most times (if not required by the landlady). The house has a TV licence, Wi-Fi (broadband) and a big garden. (A small TV could be available for use in the rented room if the sitting room is occupied.)

Friendly, busy, professional, live-in landlady with enough degrees to understand the life of serious students or academics, preferring someone quiet and ideally longer term, must like cats. The last point is non-negotiable (the cats certainly don't rule the household, but they are very much loved).

Bills included. So is the council tax for students or student nurses. For a professional, a 25% share on the B band; so currently additional £60 or thereabouts.
