Bedroom and almost private living room to rent

It's that time again, were I'm seeking a new roommate. After 18 months of renting my spare room to an owners cat (I'm not joking), the lady asked me if i would adapt him as her circumstances have not changed. Max (the cat) is very friendly and comfortable, so I've agreed to adapt him. Currently letting him explore outside so hopefully won't be a full time house cat.

As for the house and bedroom.

Average size bedroom, with a small double and cube storage (also a double coat rail in the room at moment, but I can lose this if required). The bedroom had new carpets put in 2 years ago and are as new (grey).

As a night worker, I never use the living room, and therefore any roommate will have this area to relax and watch TV etc. New unused sofa in living room, and large TV. TV will have Amazon Prime, ITV player and BBC I player and countless DVD's. Decent broadband throughout the house.

As stated, I'm a night worker, and therefore require a quiet house and preferably a housemate that doesn't snore, so I'd encourage the downstairs living space to be used rather than my lodger sitting in bedroom to relax.

I would prefer to live with a female as I tend to get on better with females in a living situation.

Full use of Kitchen and anything in the house.
