Single room, furnished, bills included

I have a single room available in a property on Tulketh Brow, Ashton, Preston

The room has just been decorated and has new, good quality furniture and new mattress on the bed. The room comprises a single bed, a large chest of four drawers, bedside cabinet with three drawers and a double wardrobe.

The house is in good condition. All utility bills are included in the price. There is broadband WiFi in the house though it is provided by one of the tenants and you may have to contribute to the cost if you want to use it.

The kitchen, lounge and two bathrooms are shared with the other tenants in the house.

The house is on a good bus route to town, has many local shops and pubs etc close by, and is within walking distance of the town centre / Uni.

Parking is permitted on the street beside the house.

For the consideration of the other tenants the house is strictly no-smoking throughout. The house is fully compliant with local regulations and has:
- self-closing fire doors
- thumb-turn locks on all bedrooms and entrance doors
- inter-connected smoke and heat detectors
- emergency lighting
- up-to-date gas and electrical certificates

The room is available now. Professionals (working people) only please.

To qualify you will need proof of employment, one months rent up front, and the deposit. The deposit is negotiable and may be reduced depending on quality of reference or if you can provide a guarantor.

The other tenants are quiet and tidy. I have over 20 years experience as a landlord and aim to keep the tenants happy and the house clean and well maintained at all times.

There is a cleaner provided.
