LOCATION : It's at the back of the house and therefore away from the main road. This makes it extremely quiet and therefore perfect for someone who may work shifts, for example.

BATHROOM : There is a shared bathroom in this house but the good news is that this room is right next to the bathroom, so no long journey to have a shower in the morning. This also means the room is not adjacent to anyone else's room, just the bathroom.

STORAGE : As you an see from the pictures there is impressive storage in the room, shelves, units, wardrobe, large chest of drawers - all new furniture in good condition.

SIZE : This is a small double, not much smaller than a full double and in no way a box type room, much bigger.

PRICE : Do not be misled by the low rent, £350 pcm, fully inclusive, this room is usually well sought after.

FURNISHINGS : It is furnished but we are flexible on furnishings if you prefer your own, however, the rent remains the same. The furnishings are always new or nearly new, usually IKEA or solid wood. TRANSPORT : There are good local transport links with easy access to both the Royal Preston Hospital and Preston City Centre. The Number 23 bus takes you to the hospital in just 6 minutes and the bus stop is less than 30 metres from the house. In the opposite direction, you are in Preston City Centre in 6 minutes and the bus station in just 12. From the bus station the train station is 15 minutes' walk. The 23 bus also takes you to Asda and Booths Supermarkets very easily. Sainsbury's is walking distance and Morrisons is 10 minutes' drive. (About 2 miles)

PARKING : There is lots of on street parking available and a small car park 15 metres from the property.

TENANTS : There are FOUR other tenants, mixed, all sociable, friendly professionals.

FACILITIES : There is a shared living room with Virgin Broadband WiFi available across the whole house. The living room is a friendly, sociable area with 2 comfortable sofas, coffee table, occasional table, TV unit and HD TV. Laminated floor. A cleaner attends every 4 weeks.

There is a large shared kitchen - this is well stocked with dishwasher, washing machine - there are two tall fridge freezers.

There is a shared bathroom. This has recently been refurbished with marble style walls and it has a bath as well as an electric shower which provides a hot shower instantly.

There is also a clean, large courtyard. While no smoking or vaping is allowed in the house itself, the courtyard is an acceptable area for doing this.

This is a very sociable house where the tenants all seem to get on very well, both male & female tenants are welcome.

All bills are included for this very reasonable price. Council Tax, Water, Gas, Electricity, WIFI Broadband and there is a TV licence for the communal areas.
