Double bed for rent

Hello, looking for someone to rent my spare room. Here are some details but please feel free to ask any questions.
-10 minutes from the Lancaster uni
-bus route to Uclan which is 25 minutes
-all bill included
-WiFi included and is very fast
-Netflix is also included
- room at the moment isn’t furnish
-£400 deposit required but will get this when contract end
- I need 4 weeks notice when leaving
- 100 per week or if it is easier with students loans can pay in full when you get each loan.
Info about me.
I currently have a lodger so need 4 weeks notice. I go out and social a lot of the house can be empty for most of the day. Looking for someone clean, fun and friendly....... also needs to like cats sorry my cat comes with the house. I also make a cracking Sunday dinner. Please message me
