-Home office available for occasional use. (great for the odd WFH day, video call, or admin catch-up — it's my main working space so not suitable for daily full-time WFH)
-Large back garden with patio & outhouse with Washer/Dryer.
-Eufy robot vacuum keeps communal areas low-maintenance.

About the household

-Live-in landlord, full-time professional, work long hours so often out
-Friendly Jack Russell called Lily — sweet once she knows you, but a bit nervous around strangers at first, so you'd need to be comfortable around dogs
-House is alarmed with CCTV — properly secure, good for shift workers coming home late
-Quiet household, no parties, no drugs

The practical bit

-£550 pcm all-inclusive
-£400 deposit (held by landlord, returned in full at end of stay subject to room condition and bills up to date)

-References required: employment confirmation, recent payslips, bank statements, previous landlord reference. Basic DBS certificate also required if not professional.

Some renovation work planned over the next year (kitchen, bathroom, windows) — happy to talk through this at viewing.
