Description
If you've looked at this ad before pls read carefully as it's changed, making it even better value for money.
It's worth putting PR43HJ into your GPS and looking at the distance and travel time to where you work or study. You're likely to be pleasantly surprised given it's within a mile of the motorway network in all directions.
Bus stops within 100 and 400 metres. Poulton, for instance, is 20 minutes.
The property is a one bedroomed bungalow and will have two occupants when the successful applicant moves in.
My neurology consultant has advised I must now use the ultra-firm 8/10 bed in the bedroom rather than the perfectly comfortable bed-settee with a hotel standard medium-firm 6/10 memory foam/gel/foam mattress in the lounge partly because the firmer mattress is better for my back and partly because lifting the mattress onto and off the bed-settee is slowing my recovery.. So the bed-settee is now the sole option on offer, and at an even lower rent than the bedroom used to be.
There does, of course, need to be some give and take by each of us to make this arrangement work. Similar arrangements have worked out well over the last 15 years in the UK and Australia. If you do get to come for a viewing you'll realise when you see the place the rent is great value for everything you get. It's made more simple by both the lounge and the bedroom having smart TVs and the internet easily covering the whole building. And, of course, we'll work out when you want to sleep which might be after I've already gone to bed anyway. Or, if not, I'll go to the bedroom and either watch TV or do some work before going to sleep. It works, trust me, for/with qualifying applicants (see below).
Effectively we both get a luxury bedsit with access to a shared bathroom, kitchen, garden and a shared lounge which I'm always out of when you need it as a bedroom.
The luxury bathroom has a bath with grab rail, a highly efficient easily controlled electric shower, heated towel rail, wall heater, extractor fan, heated lighted mirror etc etc.
There's a coat/shoe rack and a drying rack in the hallway, separated by a curtain.
Large lounge which becomes your bedroom when YOU want that to happen. Big screen smart TV. Farmyard views. There's a massage chair which reclines, rocks and swivels. The high quality bed-settee is neatly hidden. It’s a double size and has a 9” memory foam/gel mattress and is as comfortable as any other bed I've slept in, and I'd keep using it except for the advice above.. The sim racing table doubles as a desk or dining table.
There's room for another chair in the lounge. We can discuss what you fancy. You may be happy with one of the existing semi-reclining sim/office chairs already there.
Laundry room with washer/dryer.
Kitchen with dishwasher, oven, microwave, air fryer, sandwich maker, toasters, electric can opener, blah blah. The table in the dining area has multiple uses as a dining table or as a desk. The wardrobe in the kitchen pic is only there temporarily.
Grassed garden looking onto the farmyard.
Parking is behind the bungalow so not visible from the road, for virtually any size of car or up to a mid-sized van. Security lights. There isn't space for a long wheelbase van.
Lockable shed available.
Broadband, council tax and utilities included.
The listing says the minimum stay is three months. Shorter stays might be considered at a higher weekly rental.
Please tell me in your first message that you have read and understood the whole listing and:
Don't smoke
Go to a place of work during normal working hours
Own a car and can occasionally take me to the shop etc (optional - everything else here is required)
Tell me how many days you'll generally want to stay per week
Whether or not your GPS finds Smithy Farm Shop
Confirm you know you're sleeping on a high-spec bed-settee
Can afford to pay 4 weeks advance rent (£316) and £99 deposit, totalling £415 then £316 every four weeks from your own pocket
You're aware the let is a sub-let and is for one person
You agree to tell me if something is broken or not working out as you expected and will discuss it with me. And are happy for me to do the same.
Bookings for viewings being taken now.
Have a good one and thanks for reading so far. I know it's a lot but it's designed to make sure you know exactly what you're getting. I'm biased of course, but I think you're getting a lot for not a lot.
