PLEASE NOTE this room is less than £120 per week!

The room will be available from the 27th of September.

I am looking for a lodger who is quiet, considerate and friendly, preferably a vegetarian or vegan (I would consider a non-vegetarian if they either don't cook at all or would not cook meat/fish. I don't like the smell of meat cooking!).

This is a nicely decorated and furnished first floor single room with attractive large en suite shower room. The photos show how nice the rooms are.

The private area includes a little landing area with coat hooks and bookcase. The bedroom has a comfortable bed with storage drawers underneath, table (not shown in the photo), chair, bedside cupboard, chest of drawers and wardrobe. There is superfast wi-fi available. Extra storage space is available in the cellar if required. N. B. the cabinet with stained glass in is no longer in the room.

The room is in my own house near Lancaster railway station. There will be one other lodger and me. I work part-time at Lancaster University. It takes only a few (about 3!) minutes to walk to the buses in Common Garden Street. The campus of the University of Cumbria is a pleasant 15-20 minutes walk away. My street has a fantastic and very convenient little corner shop selling Indian foods and the Tesco Express, Sainsbury's Local in King Street and Chinese supermarket in Common Garden Street are only a few minutes away. The Postgraduate Study Room at the Storey is also very close by.

Kettle available in room, use of large kitchen, dishwasher and washing machine are included and kitchen equipment, crockery, cutlery etc. also available for use as required. All bills are included (heating, water, fibre broadband) except council tax for non-students (see below) .

My house is quiet (no children!) and so the room would suit people who are also quiet and civilised - possibly a local professional or visiting researcher? I have one other tenant and he also has an en suite shower room so everyone has their own facilities.

Rent quoted does not include council tax which will be payable by non-students. This financial year, this is £43/month, but currently this cost would be shared with my other lodger, so only £21.50/month, while he is living in my house.

There is plenty of on-street parking available outside, although the residents' parking scheme requires use of a visitor's permit or purchase of a resident's permit (currently £25/year). Public facilities for charging electric vehicles are available extremely close by. Under cover bicycle storage space is available.
