House for 2-4 students for 24-25 academic year

4 bed house, with large kitchen + lounge, small boxroom/ guest room. Gas CH, gas cooker elec shower+ bath, washer, dryer, etc. All rooms have CH radiator, and electric fan heater. Small box room can be used for guests.
42 wk contract or longer if required. Summer accomodation available.
Full-time students only. Group of 2,3 or 4 students sought to rent for 2024-25 on joint contract. 2 at £105 pw each, 3 at £75, or 4 at £60. Bills are not included, 22-23 students paid approx £16 pw each on bills. The house has since been double glazed and energy prices have fallen, so a group of 4 can live comfortably for under £80pw. Why pay £150pw or more for an inclusive deal? Gas cert, EICR up to date. The house is well and promptly maintained. I live round the corner, and can solve any issues speedily.
