I have 1 room available in a lovely shared house in the Bowerham area (ROOM 3 - PIC 6), close to both universities, the hospital, and with fast and easy access into Lancaster city centre.

The rooms are all recently decorated and refurnished, so have that brand new feel about them. I want to give you somewhere to live that you enjoy being rather than it being just another boring rental!

The Rooms...

**Room 1 - Small DOUBLE (with "Queen" sized bed) **NOT AVAILABLE **

This is a 'small double' with a queen sized bed. Its recently decorated and has new furniture. The room is reasonably small but I've added as much storage as possible with in-built shelving on the wall, a clever space saving double wardrobe and an Ottoman bed with full under-bed storage! Its amazing how much you can fit in this room!

**Room 2 - Double ** NOT AVAILABLE **

This is a large sized double room on the middle floor, with a lovely large window, a full sized double bed, double wardrobe and plenty of space for all your things. theres a desk area with shelving for when youre working from home. Lots of morning sun in this room. Newly furnished, carpeted and decorated. A nice relaxing space to come back to at the end of you work day.

**Room 3 - Double ** AVAILABLE MID JUNE**

This double room is on the top floor and is fully renovated. There is a full sized double bed, a Velux for your outside view and has a lot of storage available across the ottoman bed, the set of drawers, pair of bedside cabinets and the double wardrobe, There is a lovely light feeling to this room where I feel that you can escape the rest of the house!

**Room 4 - Double ** *** NOT AVAILABLE ***
This room is the master and is much bigger than all the other rooms. It has a very comfy double bed, double wardrobe, additional bedroom furnishings, newly laid carpets and just loads of space! Nice feature wall and beam in the room too. Very homely!

General Info...

The house has a shared living room and kitchen with all the usual facilities (fridge, freezer, microwave etc). There is a TV and superfast fibre broadband (no landline - who uses that anymore?). There is a large back yard that that gets the sun for most of the day, and is a place for you to dry clothes outside if you want - don't worry, there is also a washer and dryer and indoor airing space in the utility room for the wet days.

If you use a car there's on street parking with no permit required, there is a bike shed for your bike if you need it. No bikes in the house at any time.

Overall, this is a really quiet street where you can live in comfort and get into town as quick as you need. The house is a five/ten minute walk from town or to the hospital if you go that way. Otherwise there's a bus stop at the end of the road that goes to Lancaster University and onwards. The University of Cumbria is a close neighbour, only 5 minute walk, and it's about twenty minutes walk to the train station. Overall, the house is very well connected whichever way you need to travel.

There is a Spar is about 75m away for all the last minute items you may need, and the nearest supermarket is the new Aldi on Aldcliffe Road (ten minutes walk).

The general situation is that it's an easy going household that would suit working post-grads and working professionals, but I'm open to accommodating anybody that's clean, tidy and respectful.

The house is non-smoking/candles/naked lights/shisha, and that also includes vaping or anything similar - I'm very sorry about that but it invalidates the house insurance that I have so there is ***absolutely no exception*** to this. I'm sorry if this means the house doesn't suit your needs.

Both short and long term lets are considered. All general utility bills are included in the rent subject to a fair use agreement. The Council Tax is paid by the tenants directly to the council (lowest band A).
