Furnished double room in Beaumont area of Lancaster. Parking available.

Close to canal, A6, Bay Gateway, Ryelands Park. Can walk into city centre in about 40/45 minutes. Good bus service at the bottom of the road. Local shops, post office and garage. Good chippies within walking distance!

Lodger MUST be a non-smoker - this is not negotiable.

I have 2 dogs so the lodger must be ok with dogs. For this reason no other pets would be considered.

I am only looking for M-F lodger but would consider less if that was required. Unable to consider full-time lodger at this time.

Kitchen is small but has everything required including washing machine and tumble dryer - sorry no dishwasher. Bathroom is lovely, very clean and modern. House is a semi so there are joined on neighbours which I would ask you to respect. This is a really nice, friendly area, neighbours are all approachable and we all help each other out when necessary.

I have a contract prepared and ask for a small bond (£100) as my last lodger caused damage to my property, so this time I think it is fair that both sides are covered and have some documentation to rely on if the need arises.
