**Single Room Available in Peaceful Home**

I'm looking for a new housemate (like minded female preferred!) to take over this lovely single room, available from September onwards.
(Also possibility to move-in in October)

The room has it's original beautiful wooden flooring and comes with a bed, desk, chair, lamp, clothes rail and blackout blinds for a cosy night sleep.
You'll be sharing the house with one other housemate (me!).
The house is located in Primrose, a short walk away from the town centre, bus routes and various green areas such as Williamson Park and Greaves Park. It's mostly families and professionals living on the street so it's a fairly quiet location. There is on street parking available.
In the house there are two communal areas, the living room and dining room. The bathroom comes with a bath and spacious shower. The kitchen has plenty of storage space and comes with electric hob, oven, fridge, dishwasher and washing machine. There is a small extra storage space for cleaning equipment. There is a small patio outside with a couple of wooden chairs and table, and a shed great for bike storage.
It's a non smoking house, and pets are unfortunately not allowed (on the contract).
The room is £315, and typically comes to £465 including bills (broadband, water, electricity/gas, council tax Band A) and shared communal house expenses (such as toilet paper, cleaning products ect…).

A bit more about me and the house:
I'm 35, and I work both as a café manager and dance teacher. I treat the house like a little sanctuary, so I like to keep it clean, tidy and peaceful (this is not a party house!). I'm respectful of people's space in the home, but I also enjoy a nice cup of tea and chat!
I'm vegetarian, although I don't mind if you have another type of diet and I like to mostly use eco friendly products around the house. I also like to keep a cleaning rota, just to make things smooth and easy around the house.
My interests centre around art, dance, music, health and mindfulness - amongst other things!
