Communal area and current house mates are cool, mature and not noisy.

Legal requirements that I’ve been told to include in this advert:
The new tenant will need to be a student or young professional under the age of 35, and not turning 35 throughout the tenancy.
The contract will be fixed, until 20th August 2025
The new tenant will need to have a UK-based guarantor, or they should be able to pay the full amount of rent upfront.
If the tenant is a young professional, they will be liable to pay council tax themselves.
