Cozy female houseshare in 2-bed house

I’m looking for a new housemate (female) to move into a cozy and peaceful 2-bedroom house in the lovely Primrose area of Lancaster. The room will be available in the end of August, and we’d need to sign a new contract with the agency before September.

About the house:
Just two bedrooms – you’ll be sharing with me only;
Located in a quiet, safe neighborhood;
Smoking is allowed but not inside the house;
10–min walk to city centre, close to shops, campus, and transport links;
Your room is partly furnished;
Bathroom has a big shower and a bathtub;
Shared living room, second living room that’s used as storage and laundry, kitchen, and bathroom;
Bills: approx. £100/month;
Council tax: I’m exempt as a PhD researcher, so you’d pay a reduced rate if applicable.

I’m a quiet and tidy person, currently working as a lecturer and doing my PhD. I work a lot and travel a lot too. I value a calm, respectful, and clean living environment.
