Furnished double room for rent

Hi, I am studying part time for a Masters in Environment and Development at Lancaster University. I work part time to pay for my studies, doing: bar work, supply teaching and tutoring. I have rented and furnished this two bedroom house near the centre of the city and am looking for someone to rent the second bedroom, either another student or a professional. Unfortunately there is no parking with the property.
I also have a smallish dog, a breton spaniel. She's a rescue, very sweet natured and friendly but a little nervous at times, so you have to be happy to live with her too!
In the house there's a living room, a good sized kitchen, shower room and huge cellar (so loads of storage!), also a nice back yard. There is some furniture in the spare bedroom, which I can add to as you want, or take away if you have stuff of your own you want to bring.
All bills are included in the rent.
