The studio rent includes use of two bedrooms, your own lounge and kitchenette on the top floor of my home. Fully furnished.

The 2nd bedroom has a single bed which can be removed if requested. This room can be used as home office or storage/ wardrobe room .

As a lodger you will have your own front door, living room, both first floor bedrooms and your own small simple kitchenette which is equipped with a washing machine, microwave oven and mid sized fridge freezer. I’m happy to share the larger downstairs kitchen which has a gas oven and hob if you also love cooking , however please note the downstairs kitchen is a strictly vegetarian , no meat or fish 🌱.
Your upstairs area also has a modern bathroom with a bath / shower, toilet and sink . The upstairs bathroom is shared with myself and my daughter. Our bedrooms , shower and toilets are downstairs but we do use the bath upstairs as we love a long soak in a hot bath 🛁.

We have shared our home with various lodgers for over 10 years and have a good understanding of sharing space with others. We would like to share with a tidy, respectful female lodger/s .

In return we offer a safe peaceful location with its own private space without the cost or commitment of additional utility or council tax bills . The studio will give you plenty of privacy and a place to relax in peace surrounded by your own stuff making it feel more like your home than a rented room in a shared house.

The property is on a a very quiet estate in a desirable area . We are surrounded by fields and close to Pennington flash country park and Leigh Sports stadium .
One off road private parking space at the front of the house is allocated for your car, van or motorbike.

Excluded periodic lodger agreement .
The rent for a single person is £135 per week from 1st April 2023 - November 2023
Once it starts getting cold again in November ( winter 23 ) the rent will increase by £25 per week to help towards the high costs of heating the house )
Rent is payable weekly by bank transfer: Female couple or 2 friends welcome at an additional cost of £25 per week.
Gas, electric , water, council tax, Wi-fi , tv licence, vaccuming and basic cleaning duties are included.


In winter the gas central heating is currently set to 20deg from 4pm - 11pm and 14 degrees overnight . It comes on again 20deg at 6am -8am .
