Large double room, fully furnished, bills included

I have a large double room for rent in a shared house in Penwortham, Preston. The house is a terraced house and is in a decent, quiet area close to the town centre. There are good bus routes, local shops and pubs etc...

The room has just been decorated and the furniture is of a good quality.
- good quality Ikea furniture (double bed, a NEW sprung mattress, double wardrobe, large double chest of drawers and 1 x bedside cabinet)
- new curtains

The lounge, kitchen and two bathrooms are shared with the other tenants in the house, all of whom are working people.

The utility bills are included in your rent.

For the consideration of the other tenants the house is strictly non-smoking throughout. It is fully compliant with local regulations and has:
- self-closing fire doors
- thumb-turn locks on all bedrooms
- inter-connected mains powered smoke and heat detectors
- up-to-date gas, electrical and EPC certificates

To move in you will need to pay one months rent up front and provide proof of employment/income.
The deposit is negotiable and may not be required if I am satisfied of your honesty and ability to pay your rent.
