Description

I have two spacious rooms to offer in my small shared home, ideally located and set over two floors.

The first room is a double room in size and is fully furnished with small double bed, sofa, drawers, desk, 50 inch television and wardrobe. Opposite this room is a family bathroom with jacuzzi bath, shower, basin and toilet. Both this room and bathroom are located at basement level. This room is available immediately.

The second room is a spacious room on the ground floor and is fully furnished with small double bed, tub chair, drawers, desk, 50 inch television and wardrobe. The final photo is of the unfurnished room and this room will be available from 22nd January 2024.

The household is quiet and ideal for those looking for such an environment. Yet it is centrally located in Preston, making it well-located for work in the local area and further afield.

There is a shared kitchen (very spacious and pleasant). Fibre broadband (ideal for gamers) is also provided.

The apartment is ideally located with a two minute walk to the impressive Avenham Park and five minutes to Preston city centre, while remaining in a peaceful location. On-street parking is available and I possess the necessary permit.

Please note that I have a very lovely black cat so, if you are allergic, you will probably need to find somewhere else. The photos show the living room as unfurnished - this is not the case at present.

All mod cons included - dishwasher, fridge, freezer, washing machine, etc. Sky TV, Netflix and Amazon Prime are included. Bills are covered by a utilities charge of £60 (April to September, inclusive) or £90 (October to March, inclusive). Sky Film is also included. Extra packages can be provided on request. If you are a homeworker for more than two days a week, the utilities charge will be increased by £30 per month to cover additional energy costs.

I am willing to consider couples, in exchange for a rent of £500pcm. There would be an increase in the Utilities charge of £30 per month (whether summer/winter).

Council tax Band C.

Small pets such as fish and gerbils welcome (subject to agreement). No cats or dogs (my own cat would not get along with them!).

I will ask for a guarantor if you are starting a new job, you have uncertain hours (eg zero hours contract), you are on benefits, or screening reveals poor credit.

References and credit checks will be undertaken, as will DBS and Right to Rent checks. A holding deposit of £50 will be required (£60 if a guarantor is required; £80 for couples) which will be deducted from the first rent payment once screening is completed. No fees, other than those mentioned, need to be paid.
