It is located in a very quiet, newly developed semi-rural suburb surrounded by breathtaking evergreen farmlands, about 7 miles from the city center and the University of Central Lancashire. However, it is just under 5 miles from the Royal Preston Hospital.

The ground floor consists of the kitchen (with the central heating system control, built-in washer-dryer machine, built-in fridge-master, etc.) that leads into an open lounge and dining room combination. The lounge has a brand new three piece dark brown suede sofa set. These sofas have reclining seats. There is a separate water closet on the ground floor, and a small storage.

The upper floor has one double bedroom and a single bedroom plus a common two-piece bathroom (toilet-shower). it is the single bedroom that is being advertised. The single bedroom has a three-level telescopic built-in ceiling-to-floor clothes rack. It has ample room for a table and a chair if required. There is a large storage (7.5ft x 4ft x 2.3ft) dedicated to the single room alone in case you have a few things to store.

There is unlimited high speed Wi-Fi. No smoking or recreational drug use is allowed inside the house. No pet is allowed. A mature and friendly personality in general is highly appreciated.

There are two allocated parking spots for this property within the drive way. The crime rate in this suburb is nearly zero (unheard of). The crime rate for this property is zero.

The entire house is accessible to the housemate without restriction except the individual bedrooms. The housemate's friends can stay for up to 3 full days (24 hours x 3) at any given week but not more than 3 days a week. The housemate's family member can stay for a full month.
