Female housemate wanted from late September - PR1

I'm looking for a friendly, clean and considerate female housemate to replace my current housemate, who is moving out in late September.

The house is a spacious 3-bedroom property, but there will only be TWO people living here – you and me. So if you're looking for a quieter house share rather than living with 3–5 other people, this could be a good fit.

The house:
- Spacious kitchen
- Large living room
-1 bathroom
- Back patio
- On-street parking
- Around 10–12 minutes' walk from Preston
- Train Station
- Communal areas are furnished

The room:
The bedroom can be furnished or unfurnished. There may be the option to keep the furniture currently in the room, if wanted.

Cost:
Around £450–£500 per month including bills.
The total house rent is £650 per month, so your share would be £325, with bills currently working out at approximately £125–£175 per person each month. This includes council tax.

About me:
I'm a full-time local worker, mostly based in the office. I'm clean and tidy and like having a home that's relaxed, comfortable and well looked after.

Outside of work I'm usually out doing something - walking, running, charity shopping, going to the pub, gigs, cafés or day trips. I'd love to live with someone who's friendly and sociable and would occasionally fancy doing something together, but I'm also very respectful of having your own space and time.

Remote and office-based workers are welcome, although ideally I'm looking for someone working full time. The estate agent will also require a financial check.

I'd love to meet prospective housemates for a coffee first before making any decisions, so we can have a chat and see if we'd get along.
