Description
Council tax band A - Rossendale Borough Council
Your rent is inclusive of all bills except council tax. So you're paying for the room, house access, gas, electricity, water and broadband. Able to show you where to find local shops/walks/services/transport links if you are unfamiliar with the area.
Non-negotiable:
Employed - contract available to show Landlord. You will need to pay your own share of the council tax. Buy your own food, toiletries and cleaning/cooking/printing supplies. Otherwise, you must contribute to use of available supplies and replenish before they run out as these costs all add up significantly. There is no TV/licence so you can pay for this if you want to organise this. Ensuring my dog is secure in the house when entering or leaving. Does not smoke or take illicit drugs. You can vape in the back garden.
Ideal Lodger:
Self-sufficient/Independent
Mature/Responsible
Consistent/Respectful
Honest/Trustworthy
Introverted/Quiet
Tolerant/Calm
Clean/tidy
No visitors/social gatherings at the property. I don't want couples/ friends hanging out, this is my retreat from the world and I greatly value being able to get away and recouperate. i think that this would be an ideal place for someone who wants to work from home or just needs somewhere to rest/freshen up when not working.
If you say one thing but essentially change your mind and do the opposite or take the rules with a pinch of salt, we will ultimately have too much conflict because I will never feel that I can trust you. Please be honest with me about your personality traits because if you are scatty, need lots of socialising and like helping yourself to stuff I won't be able to cope with you for very long and that's not a nice environment for anyone to be in. Hopefully, the detail in this description gives you a good indication of most matters so that you can decide if you would be happy here or not. I don't want to waste your time either by going with flow until reaching breaking point.
About Me:
Currently working nights 4 times a week and a peripetetic tutor most evenings.
Responsible for paying the rent to the Landlord on time regardless of having a Lodger and in ensuring the property is kept clean and secure. In charge of paying all bills, DD's already setup.
Asthmatic.
Definitely not a vegan/vegetarian (neither is the dog). If you don't eat meat that's not a problem for me but we will not be changing etc if you are.
Neurodivergent and what this means for you:
I take great care and pride in looking after my belongings so do not appreciate when someone takes without first asking. You can expect that I treat your items, privacy and personal space with the same level of consideration. I want to continue feeling comfortable in my home without having to change to please someone else. This does not mean I am unreasonable, more that there are specific things that I need you to be consistent with in order for this to work such as cleaning up after yourself whether that's the kitchen/bathroom, paying rent in advance and for you to understand that I have my own difficulties surrounding matters like organisation and the need for time to myself. I am friendly and can be sociable, it is more that I know what will not work for me and want to make sure that we are a suitable match for living together. Someone who didn't need much of my time and attention would be ideal so that we can do our own things without expectation.
I have a large 21kg young boisterous dog. Unspayed (breeding forbidden). She has displayed resource aggression over her food and dog toys at home, so if you had a dog/cat, we would need to get support introducing them properly because she is used to this being her territory. She did live with a cat up to the age of 4 months. Most dogs on a walk, she wants to play with so she is still getting socialisation. There is no cat flap however and I really don't like the smell of their litter box which would most likely have to go in the living space. I don't need a dog walker & don't want you to take her out of the house without my permission. You can come with us on walks if you like walking. She is my sole responsibility, no risk taking or allowing strangers to become too familiar with her. She cannot be off the lead under any circumstances or left outside a shop. This may seem strict but it's all from near misses and one day she might not be so lucky. These rules are there to keep herself and other people safe for good reason. It would be a massive help to both of us if you could let her out in the back garden when she asks you for the toilet if I wasn't home.
The pup is extremely intelligent and amazingly strong so it is vital that you are multiple steps ahead of her as you have no chance of catching or stopping her from putting herself or other people/drivers at risk by being wreckless. With this in mind, you must be vigilant when entering or exiting the property to ensure that she does not escape - the same applies for deliveries or leaving through the back to take out the bins. I avoid letting people of all ages just approach her because she jumps up which is irresponsible and a dangerous situation for her to be in.
She currently has full roam of the house. Therefore, if you don't want her to go in your bedroom or to follow you into the bathroom, you simply need to make sure you close the door so that she cannot gain access. I would prefer a person who is confident around dogs so that boundaries stay in place and she is safe and happy. If you don't really like dogs, this place is not really for you as she is the centre of my world and it would be nice to share it with a person who has a similar admiration for the joy an animal brings.
You are welcome to practice obedient training with her and play with her. Please do not feed her sneaky scraps on the side as I want to keep her healthy.
The property:
You can use the car park on the other side of the street or park nearby: I park mine directly outside the front door to the house for ease of getting the dog in and out the car. I can show you where to get the bus if you need public transport. If you have a bicycle, it can be stored in the shed out the back. There is a small secure yard at the back for the pup to go to the toilet.
Downstairs:
Small porch which is useful for allowing you to enter/leave without the dog intervening providing you close the inner door. I tend to leave the back gate locked to prevent people accessing the back and keeping it secure for the dog.
Large front living room with space for another couch/desk should you want a designated spot or need a bit more room. With permission from the landlord, we could put up shelving. You can work from home and I can be respectfully quiet so that you do not have to hide away in your bedroom. You will notice that I avoid leaving valuables on display to reduce the likelihood of people seeing the property as an easy target. Hoping to take some up to date pictures of the living space, I had a budgie in a cage but he passed away so his belongings are going to a bird charity in a few weeks time. I am also looking into replacing the 2 seater couch with a 3 seater or potentially getting a 1 seat recliner so everyone has their own spot if we want to use it at the same time comfortably.
The kitchen is fairly small but pretty practical as long as you wash up after yourself. Feel free to use any of the appliances/cooking utensils and we can rearrange the cupboards/fridge/freezer to store your belongings etc.
I am pretty rubbish at eating regularly, so whilst I would be happy to cook for us from time to time, it's very much on a sporadic basis. If you like cooking for other people, I enjoy food, I just don't want to create a cooking routine where we take turns as I can't stick to it.
Upstairs:
Our bedrooms and the shared bathroom are upstairs. The bathroom is between both bedrooms. It has a sink, toilet, shower and bath in one with a window and extractor fan.
Your bedroom is fairly small, so this would not be suitable for a person with lots of stuff. There is a single bed in the room with space to store belongings underneath. The drawers and side table can go into my room if you want to furnish the room yourself. Your room is the cosiest room in the house as it contains the boiler. If there was ever an issue with the heating, I would ask you can I enter to check the boiler pressure. Other than that, I have no interest going into your private space or rummaging through your stuff. There are no locks on the bedroom/bathroom doors so as long as the door is closed, myself and the dog have no reason to enter. Potential storage space in the loft, I have not ventured up there. Also got a wheelbase clothes rail you can borrow if that's better than the drawers for your clothing.
My bedroom is large in comparison to yours and contains all lifelong belongings which I am slowly trying to downsize. There is an attic space in my room that you can use to store additional items you hardly need but I haven't used the space myself so once again not sure what it is like.
Any questions or personal circumstances you think we could negotiate on, please ask. The age bracket is a general guideline. Unfortunately, I am not in a position to take on someone who is unemployed or relying on benefits this is too messy for me. Having gone through a short period of having to rely on their services, it was not consistent so if you had any issues with them. I don't have savings to fall back on. Feel free to tell me about you, a profile/ad is helpful for me to check out too. If I can't see a picture of you and your description is very vague, it's hard for me to get an idea of who you are. Thank you for reading.
