Large room for single in quiet, spacious home

Non-smokers only. I also require any tenant to be a Vegan, Vegetarian or Pescatarian, i. e. no meat in the house. Keeping and eating prepared sandwiches is fine however, it's the cooking and storage of meat that is not wanted.

Note: The rental price listed is for a non-student - it affects the Council Tax payment. If you are a student, the rent will be reduced by 25% of the Council Tax, £30 per month.

The house is located in a quiet cul-de-sac in a large Victorian end-of-terrace house.

The room is a good double size (3.6m x 2.75m) and is quiet - it is at the back of the house and has no adjoining rooms. The room also has a sink and bathroom cabinet so teeth brushing and the morning wash etc. is convenient and private.

The entire house has been redecorated in the last couple of years, with laminate flooring throughout so it would suit someone with dust allergies (I presume).

Leicester University is approx. 25 minutes walking, much less if you bike. Morrison's and Aldi are within easy walking distance, as is the Odeon Cinema. The Riverside park and canal walks are just a few minutes walk away.

I am the owner, a retired programmer that volunteers locally and I want a quiet lodger that respects the house and rules. The room is best suited to someone with a regular-hours job, or a student so that time awake and sleeping etc is easier for both.

There are the other usual facilities nearby and the bus stop for town is at the bottom of the cul-de-sac.
