Description
We are looking for a clean and tidy, friendly, sociable house mate, able to respect house rules who does not smoke. Someone trustworthy and able to lock doors and gates behind them to keep our furry house mate Herbii safe. We'd like someone who loves dogs, is in full time employment and able to provide positive references. The room is best suited to someone between 18-40 :)
There is a large unfitted kitchen/diner with all the essentials and a very comfy sofa. The bathroom has a vintage theme as does much of the house with bright white walls and dark wood floors to create a fresh, bright living space and there is a small rear garden/patio area. There is no living room as our live in landlady works from home so uses this room as workspace. :)
The room available is very large and neutrally decorated. It has cocoa wooden floors and cream walls. It is unfurnished and able to accommodate a king sized bed, wardrobe, drawers and a desk, easily. The room is £70 per week (unfurnished) and includes the water, gas, TV license and council tax bills.
The house is located near to Coalville Town Centre, and major bus routes are just a 5 min walk away. Doctors, dentists, supermarkets, takeaways, shops and pubs, are all within easy walking distance.
If upon viewing the room, you would like to take it, you will need to fill in an application form so that we can get references. You will need to pay a holding deposit of £140 to secure the furnished room. A copy of house rules and a sample lodger agreement will be given to you prior to acceptance of a holding deposit. If you withdraw your application for any reason, the holding deposit will not be returned and will be used to cover the costs incurred in doing reference and employment checks, re-advertising, and considered compensation for any possible revenue lost whilst holding the room for you.
If your references are poor and the landlady decides not to offer an excluded license, your holding deposit will be returned to you in full. If you are successful in your application, and a lodger agreement is signed and occupancy is taken up, your holding deposit will become be used towards your security deposit* and will be returned to you when your term expires or is terminated, so long as all rent payable is up to date, sufficient notice has been given and you have caused no damage to the home or its contents.
*There is no legal requirement for your deposit to be held in a protected scheme due to the nature of the occupancy - lodger/live in landlady.
The landlady gives copies of all signed agreements and application forms at the time of signing. Receipts are issued for every payment made and rent is payable weekly in advance.
