Countryside living within a rural farming village

This is a bungalow situated in Hickling Pastures (Melton Mowbray). I'm happy to offer a recently renovated house with two vacant double bedrooms for rent. The house is surrounded by a large garden and a small orchard.

The area supports several active farms, with livestock in the nearby fields and very much lots of wildlife (rabbits, birds of prey etc.) always about. Sometimes this does means that there can be your typical farm smells, like from cows.. However this isn't very often and not all that unpleasant.

The cycling and walking (rambling) in the area is very good and there's every opportunity to find yourself on beautiful country lanes with just the odd tractor, or following a footpath along the nearby hills. Pubs like "The Plough" are situated within the nearby Hickling Village, where there's also the Nottingham-to-Grantham Canal. Offering great walks along the tow path in either direction. If cycling, the trip to Belvoir Castle makes for a very nice ride out!

Apart from a reasonably sized country kitchen, sitting room and fireside dining room, the amenities include a shared shower and shared (but separate) toilet. Eating outside during the summer is always a bonus to living in the countryside.

Note: Some parts of the renovation are still being completed, hence the potential move in date is set for 1st July. However this could be somewhat flexible depending on individual circumstances. e. g. as student you might need to move out of halls. Hence early viewing is recommended!

Mature students, or a couple are very welcome!

Although I don't smoke myself, you will note that smokers are allowed, but will need to do this outside at all times.

Sorry, but due to the newly renovated condition, pets are not allowed.

Due to the location of the house and the lack of a regular bus service (it was stopped several years ago), the use of a vehicle will be essential. Hickling is roughly within 30 minutes of Nottingham, Leicester or Loughborough Universities.

There is ample space for up to 3 cars, all off road. Although a garage is on the property, this is and will remain unavailable for tenant use.

Rent is to be always paid one week in advance of the next calendar month. A deposit is as indicated..

Most bills are included, such as council tax, electricity, internet (WiFi) and water. however an additional monthly charge of £30 pp will be levied to cover heating oil during the autumn & winter months (i. e. from Oct-Mar).

Part-furnished, such as beds that are available, but advertised as unfurnished.
