Attic room in friendly family home

We are looking for a lodger to rent our spacious single bedroom when our current lovely student moves on. It would appeal to a student, possibly post-grad or early career professional. You would have use of the kitchen and utility room, large garden and shared use of the family bathroom with our son and daughter. We will only consider a female lodger since the room is next to our daughter's bedroom. No to illegal drugs, excessive drinking or overnight guests, yes to a tidy, considerate and friendly person. The room has a bed, desk and wardrobe. There is plenty of parking on the road if you have a car, or space for a bike in the secure area to the side of the house. We are within easy walking distance of the Universities or LRI and on a direct bus route into town. We are also near to Knighton Park and corner shops. Bills are included.
