Large double bedroom in first floor flat available

Hey!

I am the current tenant of a two bedroom flat just off Narborough road in Leicester.

My previous flatmate has moved out and I am looking for someone to take their place!

I have lived here for 7 years so know the place and area inside and out!

I am unable to Sub-let the room so you would have to work with me in order to get on the tenancy with the lettings agent which is fairly easy as I now them well and know the process.

The living room and kitchen area is already furnished so you will not have to worry about thing such as:
Fridge
Washing machine
Hoover
TV
Sofa
coffee table
Microwave
Oven
plus more

The bedroom will be unfurnished.

The deposit is £350

The rent is currently £345 each if we split down the middle. You'd be getting the larger double room but that's okay as I prefer the smaller single room and happy to split equally just to keep things simple.

The bills are as follows but of course are always subject to increases and fluctuations.

council tax: approx 75 each
internet: 11:25 each
water: 17 each
electricity: has averaged at about £80pm each over the last 7 years.

Overall you'd be looking to pay £530 pm

There are yearly rent increases of £25 each and the next one is due in September.

I am a young professional in the city and work a fair bit (6 days a week) 3 of those are from home. I am clean, easy going and happy to meet and hang with new people. I am well known in the local area and trustworthy and reliable.
I enjoy music and music events, fitness, films, and photography.
