Located on Clarendon Park close to the city centre. If you don't know Leicester, then we are very close Queens Road which has some shops, bars, restaurants, and delicatessens. The house is conveniently situated close to Victoria Park so it's fantastic for a run around the park. A few minutes walk away from Leicester Uni too.

The house is a 20-25 minute walk into town, close enough for a daily commute or a night out.

We keep a tidy and clean house and mix in when we can. Most importantly it's a friendly house and a home to live in. We are all professionals who work and know each other well.

The single bedroom is sat at the rear of the property farthest away from the street, overlooking the garden. It is spacious (for a single room) and light with a sash window allowing for good sunshine on bright sunny days. The room is furnished with a single bed, a tall chest of drawers, a bedside set of drawers, a fold up desk and clothing rail. There are additional storage boxes under the bed.

The room overlooks the rear garden and gets the sun in the afternoon and plenty of it (when it shines).

The room is decorated nicely, clean and has been very well kept. There is also a nice new blind.

There is a first floor bathroom that you would have access to with an electric shower, bath, sink and toilet.

The rest of the house is clean and tidy with all mod cons. There is a medium sized kitchen with all modern appliances. Dining room with table and chairs for 6 and a living room with sofa etc and 47" television / blu ray dvd etc.

The property has good working central heating throughout but like all victorian terrace houses you might need a woolly jumper when it snows!

The kitchen is very well equipped with cutlery, crockery, mixing bowls etc, all that is needed, plenty of cupboard space also for all.

There is a garden also, reasonable size, patio area, a line to hang clothes out to dry - landscaped last year and refreshed this year. A nice place to sit and have breakfast lunch and dinner if the sun is shining (when the weather is warm enough).

We are looking for either male or female, non smoker, preferably a professional, someone who is happy to mix in but respects the space of others also.

The rent is £359 per month (including bills). Deposit of £100 payable upon moving in and to be repaid when the person moves out - subject to room condition or any damages.
