The washing machine is installed in a shed, near to the patio area. The yard area has seating and a washing line and is shared with the house.
The studio has natural light from velux roof windows. with controls. Blinds are fitted with a privacy blind where needed.

The property is in a desirable residential area, a very short walk from the university campus. There is a popular cafe nearby, a takeaway, hairdresser, small corner shop and pharmacy.
