Bedroom within a 6 bed property

I am leaving Loughborough University and need someone to replace me in my tenancy. We are looking for someone who respectful of the other flatmates and cleans up after themselves. All the existing flatmates are very respectful and sociable to be around. Ideally, a new flatmate would be an undergraduate but open to postgraduate offers. Willing to pay £300 to whoever takes over my tenancy as a thank you. However, I would like to meet up over the phone or in person first to make sure that the new flatmate is going to fit into the group already living in the property. All bills are included within the cost of the property and as it's rented by students, council tax isn't relevant. The house has recently been renovated and so is very modern with well functioning facilities. Bathroom would be shared with 1 other flatmate. Desk, wardrobe and bed in room.
