There will be TWO bedrooms that will become available from 5th September 2026:

- Room 2 (orange) £455/month

Other TWO bedrooms available from 1st October 2026:
- Room 1 (white) £465/month
- Room 4 (green) £480/month

ALL BILLS are included (Gas, electricity, Water, Wi-Fi, TV license).
**No council tax covered**. Students are exempt from CT if they provide a valid student letter.

NOTE:
- Deposit is £300 per room.
- Contract runs on a rolling basis as per new government guidelines
- Post Grad Students preferred.
- Only students, no professionals.

ABOUT THE HOUSE:
Everything in the house was installed new in 2023.

Kitchen equipped with electric job, oven, microwave, toaster, kettle, tall fridge, tall freezer, dishwasher.
Utility Room equipped with washing machine, tumble dryer, iron and board, drying rack, cleaning equipment (vacuum, broom , mop etc).
There is one bathroom upstairs with a large shower and a small WC downstairs.

The living room has large and comfy sofas and is equipped with smart TV. Dining corner within the living room.

All the bedrooms have been re-carpeted and furnished with everything you’d expect : double bed, wardrobe, large desk, chair, mirror, etc.

All the rooms (except bathrooms) are fitted with fire doors and we have a security system in place for your safety.

There is a back garden (don’t worry there’s a gardener who comes regularly to maintain it). At the front, there is room to park 3/4 cars off-street; no need for parking permits and no annoying parking tickets!

We have a strict cleaning policy. We will carry out monthly inspections to make sure the common spaces are kept clean and tidy.

Location: only a few minutes walk to the University West Gate!! Bus stops nearby.
