Occupied by 2 friendly, welcoming professional males, single room in a 3-bedroom house in a quiet street on a modern estate, in Market Harborough. 15 mins walk from the town centre, 7 mins from a convenience store and 7 mins from the train station.

Available is a medium sized room, furnished with a single hard wood bed, shelving unit, chest of drawers and desk. Sharing a bathroom with one other tenant, which includes bath, shower and sink.
The lounge is communal, but the tv and games machine are owned by the property's custodian tenant, so these are used on a semi-regular basis.
There is no communal tv entertainment subscription or landline, but there is a fibre optic internet connection.
The garage is currently used for storage, and houses the washer and drier, accessible via the rear door.
Each tenant had their own fridge-freezer, and pantry cupboard shelf, and currently only one tenant owns a car, there is also safe parking available at the foot of the driveway.

Children are not permitted to stay on the premises, however extra houseguests/friends of each tenant are. This is as long as it is cleared with the other tenants before staying.

Tenants are expected to be considerate when cleaning up after themselves, after cooking/washing, which is made easier by use of the modern facilities like dishwasher and cordless vacuum.

Rooms are not locked, so for security, tenants operate on a mutual trust basis. The premises is locked, even when people are at home, to minimise any chances of theft or illegal entry.

No poor hygiene, substance abuse, family disputes, violence, excessive drunken behavior or overly-loud music is tolerated on or around the premises.

All bills, including broadband are inclusive of the rental fee.

The two existing housemates are very friendly, kind and considerate, and expect any other prospective tenants to be the same. We are very sociable and do cook for each other from time to time, and have occasional get-togethers with friends, and all housemates are invited to be involved with these.

Any fans of sci-fi, movies/tv, games and comic book culture would be especially welcome.
