Furnished - Double Room (Single Occupancy)

We have a large sized bedroom (furnished) available in a house that has been refurbished throughout with shared bathroom, toilet and kitchen. We are registered with Melton Borough Council for this HMO. ROOMS ARE AVAILABLE STRICTLY ON ON SINGLE OCCUPANCY BASIS.

Our charge of £375 per month includes all bills (council tax, gas, communal electric, water, Wi-Fi). There is metered electric to the individual bedrooms. Average use would cost approx. £20 per month in addition to monthly charge. The room is provided equipped with double bed and mattress, mini fridge, chest of drawers, large wardrobe, bedside table.

The house has been modernised throughout, and finished to a good standard. There is "fibre" Wi-Fi for all tenants, the house is fitted with a wired fire alarm and rooms have fire doors for added safety. CCTV monitors the front and rear doors as well as the laundry area. Garden areas are available at the rear of the house. A washing machine and dryer is provided, use is of course optional and there is a nominal metered charge to do so.

The room available is a good sized bedroom. There is a small amount of parking on site, but parking is available on the street outside. NO SMOKING INTERNALLY - NO SMOKING ANYWHERE INSIDE !

We expect our tenants to be respectful of the environment and each other, in turn, as landlords we will continue to invest in the property with further external work planned for next year. We will also be responsive to any queries or problems which arise. We will require a deposit in advance (paperwork issued for security), monthly rent is payable at the start of each month and we will take up references.
