Cosy single room overlooking the garden

You'll be staying with me in my 3 bed terraced house in quiet, leafy Stoneygate, not far from London Road - so just 7 mins walk from the bus route into the town centre. Buses run about every 10 minutes.
You'll have the single room at the back of house, overlooking the garden, with a desk if you want to work.
We'll share the modern bathroom and kitchen diner and then there are 2 sitting rooms, so we each have space.
There is a patio area and garden, so if the weather is nice, you can enjoy that too.
It's a no smoking, pet free home. There are no rules, just mutual respect!
